
The Association by-laws, conditions and rules must be complied with if you are contemplating, planning, or undertaking building works of any type.
By-law 2: Architectural & Landscape Standards
By-law 2, and annexures, must be complied with by an owner when planning for and undertaking building works, including alterations, and/or adding external fittings and fixtures to the property, including to the property’s landscaped areas.
By-law 3: Building Works & Alterations
By-law 3 must be complied with by an owner when planning for, and undertaking, any building and alteration works.
By-law 4: External Fixtures
By-law 4 must be complied with by an owner when planning for, and undertaking works to add, remove or alter any external fittings or fixtures to the buildings on and the landscaped areas of his/her property.
By-law 14: Fencing
By-law 14 must be complied with by an owner when planning for, and undertaking works to erect a new fence, or replace an existing fence, on his/her property.
By-law 35: Use and Occupancy of Lots
By-law 35 must be complied with by an owner when planning for, and undertaking works to erect a wall or structure within a property for the purposes of, or having the effect of, creating additional rooms within the property.
The Community Committee must approve all proposed works.
The Committee, in accordance with to By-law 1.7 may, in its absolute discretion, may impose conditions on any approval that it may give.
In accordance with By-law 34.1 the Association may make, and at any time add to, rules for the control, management, operation, use and enjoyment of the Community parcel.
The link connects to a page that lists, and provides links to copies, of all current Conditions and Rules applicable to any new building works.
The linked on-line form must be completed by an owner proposing to underake any works and submitted to the Association Committee for review and assessment.
If the proposed works are assessed as compliant with the By-laws, the Standards, and are in keeping with the Estate’s aesthetic, and with the buildings on and landscaped areas of the property and those adjacent, then approval will be given to proceed.
The Committee may require more detailed information, ie, plans and specifications to be submitted by the owner, and/or may seek expert advice from relevant consultants, ( at the owner’s expense), to enable it to assess and decide whether to approve the proposed works.
