The Association owns property and facilities, (Community Property), and is responsible for its repair and maintenance, and making replacements and upgrades, as may be required, to provide a safe, healthy and enjoyable environment for residents, and to preserve the essence, (aesthetic), of the original scheme.


Community property & facilities

The property and facilities, (Community Property), owned by the Association are listed in detail on sheets of the the Deposited Plan and in the Management Statement.

Note: The Common Property of the Strata schemes is not Community Property.


Essence of the Scheme

The Association, assisted by the Committee, has a statutory obligation to maintain and preserve the essence of the original Scheme.

The architectural and landscape standards, listed in the annexures to by-law 2, define, to a degree, the Essence.

The Committee, by resolution, may impose additional conditions on, or not approve, any addition or alteration proposed by an owner it determines is not in keeping with the essence of the original theme.


The Association, assisted by the Committee, is responsible for ensuring that Community Property is regularly inspected for health and safety hazards, and that appropriate action is taken to eliminate or mitigate any associated risks.

Inspections are undertaken before and reported at each committee meeting. The link provides access to the latest and recent reports.


Capital works

The Committee, in preparing the Association’s budget each year, develops a list of potential capital works projects, with an estimate of cost.

All members of the Association may propose a project by contacting their representative and providing the details of the project, including the likely benefits to the Community, the cost, and importance, eg, required to fix a safety hazard.

At the annual general meeting the list of proposed capital works projects, and associated costs, is presented. The meeting approves the list as presented, or an amended list, and approves an allocation of monies from the Capital Works fund.

Repairs and maintenance

The Committee allocates monies from the Administrative fund in the annual budget to undertake ongoing or regular repairs and maintenance, including to cover the costs of contracts for the repair and maintenance of the Community’s lawns and gardens and swimming pools, and the cost of cleaning of its facilities.

Allocations are also made for unplanned repairs and maintenance, due, for example, to breakdown, storm damage or unexpected wear and tear.


The linked on-line form may be completed by a resident to advise the Committee of any capital works or purchases they consider necessary to; ensure a safe and healthy environment for all residents; to preserve the essence of the theme, ie, the uniform and high standard of presentation of the Estate; and/or will deliver improvements that will benefit all residents.

The Committee may request more detailed information, which may be provided by a presentation to the Committee at a meeting by the proponent and/or his or her representative.


The linked on-line form may be completed by a resident to advise the Committee of any repairs or maintenance to Community property and facilities that they deem necessary to ensure a safe and healthy environment for all residents, and/or they deem necessary to preserve the essence of the theme, ie, the uniform and high standard of presentation of the Estate.

The Committee may request more detailed information, which may be provided by a presentation to the Committee at a meeting by the proponent and/or his or her representative.

The requirement for minor repairs or maintenance may be reported directly to the Estate manager for appropriate action.
